Building in existing contexts is booming, but the structural integrity of old buildings rarely supports what modern uses demand. Those who check early save later.
Reviewing existing documentation
Old structural calculations, existing plans and building descriptions are worth their weight in gold. If they are missing, the only solution is a building survey with material testing, which costs time and budget and should therefore be planned for early on.
Realistically assessing load-bearing reserves
Many existing buildings have silent reserves, while others are already stretched to their limit. An honest assessment determines whether adding storeys, creating openings or repurposing is economically viable.
Involving the structural engineer early
The earlier structural engineering is brought to the table, the more leeway remains in the design. Subsequent changes are almost always more expensive than forward-looking planning.
